Last week, we introduced Upright’s new loan suite: Advantage, Boost, and Catalyst — all built to make funding faster and more flexible for experienced real estate investors. If you missed it,
catch up here.Today, we’re diving deeper into two standout features in our Boost and Catalyst programs:
- Streamlined valuations without third-party appraisals
- Fast draw approvals without traditional site inspections
These features are purpose-built systems that deliver more speed, control, and confidence throughout your entire project timeline.
What We Check - And How We Do It Better
Let’s be clear: We still verify value and completed work. The difference is how. Our updated process still performs the key checks that matter most:
- Validate budget feasibility: We confirm the property’s current condition to ensure your rehab or construction budget aligns with the actual needs of the property
- Support accurate valuations: We determine both as-is and after-repair values using submitted photos, your budget, and local comps.
- Verify completed work: We review submitted photos against your approved scope before releasing draw funds, fast.
Instead of waiting on third parties, we empower you—or someone you trust on-site—to complete the process through a secure, guided mobile workflow that keeps things moving.
Faster Valuations. No Appraisal Required.
On qualifying deals, Boost and Catalyst replace third-party appraisals with a faster, internal process:
- You (or a trusted contact) receive a secure link to complete a mobile walkthrough
- We pair those images with your budget and comps to determine value in-house
- Our team delivers both as-is and after-repair values typically faster than it often takes to schedule an appraiser
No delays. No waiting for reports. No risk of missed details. You stay in control. We stay fast.
Fast Draws. No Walkthrough Scheduling Needed
Draw inspections follow the same streamlined logic. Here’s how our process works:
- Once work is complete, you or your GC receives a secure link to document completed work
- The system requests specific photos, captures geolocation, and timestamps each photo
- Our team reviews the photos against your approved scope and relevant docs, then quickly wires your funds.
Draws are typically reviewed and funded within 24–48 hours, often faster. That means no scheduling gaps, no miscommunication, and no delays in staying capitalized throughout your project.
Who Qualifies?
These programs are built for experienced investors working on clean, lower-risk projects.
Cosmetic Rehab (Catalyst or Boost):
To qualify as a cosmetic rehab, your project must meet all of the following criteria:
- The rehab budget is under 30% of the as-is property value
- No foundation work or major structural repairs
- Minimal or no added heated square footage or structural expansion
- Property built in the 1960s or later
New Construction or Stabilization Loans (Boost only):
New construction and stabilization loans of completed properties also qualify for these streamlined processes under our Boost program, provided they meet program standards.
We’ll confirm eligibility early in the process, so you know up front whether your project qualifies for Boost or Catalyst and can plan accordingly.
What’s Next
Next week, we’ll break down another key feature: deferred origination fees—how they reduce cash at close and support active investors managing multiple projects.
