How to Stage the Perfect Home Office | Fund That Flip

A home office: It’s more important than ever.

If you invest in real estate in the post-COVID landscape of America, you are investing in more than just a piece of residential property. Remote/hybrid work environments are becoming the norm, and being able to dedicate spaces in your home for work and leisure can be a deal-breaker for a healthy work/life balance.

This trend is starting to show in real estate staging, where property staging teams are intentionally creating home offices to promote the idea of balance with space for focused work.

To make it easy, we compiled a group of excellent staged work-from-home spaces created by our incredible partners and borrowers and made a list of quick home office staging tips. 

Tip 1: Find the Light

Whether it’s so your team can see you on a Zoom call or just to keep yourself from drowsing off, the lighting in your office can make a difference. Position desks in your staged room in a way that prioritizes ample lighting.

Tip 2: Maximize Space

Attics can double as office/storage space, and a bedroom can be a secondary office for a partner or guest. According to an interior design trend listicle from Buzzfeed, a dual-purpose room is any room in which you introduce office elements while you’re working from home. For smaller properties, a dual-purpose office space might be necessary to help prospective buyers understand the value.

 

Tip 3: Don’t Over-Decorate

In an article from Architectural Digest, it’s suggested that selected objects can be used to create a “regimen of space” when it comes to creativity and productivity. A few dynamic pieces can have the same effect when it comes to painting a picture for someone in search of their next home!

 

Tip 4: Room For More

Work from home can mean a lot more than just work for one! If the kids need a place to do homework or you want to make a rental more appealing for young professionals/college students, mapping out a place for collaborative work can be a selling point for a real estate investment property.
