Eating your own dog food, or “dogfooding,” is a term used in business in reference to a company’s willingness to use its own products in a meaningful way. As part of Fund That Flip's commitment to transparency, I'm sharing my loan portfolio each month so you can see firsthand the “dog food” that I’m eating. In November, I made 4 new investments for $24,000. I also had 4 loans repay for a total of $22,000 for a net increase of $2,000. This increase was primarily driven by re-investing interest payments that were in my Fund That Flip Account Balance. As I mentioned in a previous post, we are purchasing a primary residence and I've reached my desired allocation for this asset class. That said, it's been nice to be able to quickly redeploy repaid principal in new loans.
I also wanted to give everyone a preview of a new feature I'm excited about. Soon, you'll be able to see your Annualized Return and Cash-on-Cash return for all repaid loans. As you can see from the below screen shot, many of my investments earned a higher annualized return than the stated rate. This is primarily driven by extension fees and speaks to the great job our team does on collecting all of these.
We're still working out the finer details around some edge cases, but expect to have this turned on real soon for everyone! Stay tuned!
